The Effect of Increase in the Cost of Construction Materials on the Quality of Materials used in Sustainable Construction Projects in Lagos, Nigeria

The escalating cost of construction materials poses a formidable challenge to the construction industry. This influences the material selection, procurement strategies, and ultimately the quality of the built structures. This study delves into the intricate interplay between the rise in material costs and its repercussion on material quality and project outcomes. The study evaluated the effect of increase in cost of construction materials and quality of materials used on the construction site. By examining selection criteria, and the trade-offs between cost and quality factors, the study sheds light on the dynamic decision making process in the face of budget constraints. The method used to collect data were questionnaire and interview while the data collected were subjected to descriptive statistical analysis using percentage, mean score and frequency. The study found that the surge in the cost of construction material, caused by exchange rate, inflation, cost of energy used in production and transportation, changes in government policies and legislations were key factors responsible for the rise in construction-material cost, use of less-quality construction materials, and risk of project abandonment were the three topmost implications. Inferences drawn from the conclusion, is that there is significant relationship between increase in costs of construction materials and quality of material used in construction. This study recommends, further research into alternative, sustainable and eco-friendly materials by tertiary and research institutions. Regulatory bodies should clampdown on sub-standard materials through aggressive monitoring and government should introduce incentives such as tax-break for local manufacturers and subsidies on important construction materials.
